RENT DELINQUENCY AND COLLECTION
Services include:
Same-day ledger review and drafting of mandatory 30-Day Notice of Past Due Rent*
Expedited service of Notice with private process server
Notice service date provided to property staff and owner
Follow-up ledger review on Day 31
Forward tenants that still owe for expedited court filing and service of process
Assist with completing landlord portion of rental assistance applications

UNIT OCCUPANCY/SKIP CHECKS
Services include:
Drafting of Abandonment Notice
Expedited service of Abandonment Notice with private process server
Notice service date provided to property staff and owner
Schedule and conduct unit check on day that abandonment notice period expires
Schedule unit turnover
LITIGATION LIAISON
Services include:
Coordinating prioritized court filing with the landlord tenant attorney of your choice
Tracking the progress of each case and providing you with weekly updates
Providing real time updates to attorney (address changes, tenant move-outs or relocations, etc.)
Assisting with preparation for court (handling service of process, providing updated ledgers, dismissals, etc.) to ensure that each hearing proceeds without issue
EVICTION PREPARATION
Services include:
Drafting of mandatory Pre-Eviction notice once eviction is scheduled with U.S. Marshal
Expedited service of Pre-Eviction Notice
Confirmation that property has a working key or scheduled locksmith for day of eviction
Calculation of redemption amount on day of eviction, if redeemable case

Whether you are in the early stages of addressing your delinquency issue or already have tenants in court, we can pick up wherever you need assistance. We have the systems and capabilities to determine the status of each tenant, if they are already in notice or litigation status. We understand that property managers have property owners to report to. We do the research and provide regular updates so you don't have to work tirelessly for an update from your attorney.
